The agricultural valuation is a special valuation that allows the property to be appraised based on the land’s capacity to produce agricultural products.

For value purposes, if approved, the agriculture valuation, supersedes the established market value on the portion of land for which it was applied. The productivity value for the agriculture valuation may vary within the county and could vary depending on the agriculture use as well.

Once approved it is not necessary to file an application annually, although properties approved for agricultural valuation in prior years are periodically reviewed by utilizing aerial photos, letters requesting new applications and/or on-site inspections to ensure continued agricultural use.

For a property to eligible for the agriculture valuation, it must meet history requirements where the land has been devoted principally to agricultural use for five of the seven years preceding the application for special appraisal. Also, the land must be currently devoted principally to agricultural use to the degree of intensity generally accepted in the area. To file for the agriculture valuation, online filing and fillable applications options are available at WCAD.org.

A timely application must be submitted or postmarked between January 1st and April 30th.

Courtesy letters regarding the district needing a new application are typically sent at the beginning of January to property owners who have purchased land that has previously qualified for the agricultural valuation and to property owners with agriculture qualified property that has changed in size.
